Two New Assurant Features Deliver Faster Service to Your Homeowners

We are excited to announce two new solutions designed to offer homeowners a quick and seamless process when filing claims through our insurance vendor, Assurant.

These new features reflect our ongoing commitment to enhancing the homeowner experience by streamlining processes such as digital claim filing.

The first new feature is a mobile deposit option that allows homeowners the ability to have qualifying claim checks virtually deposited directly into their bank accounts. This reduces cycle time by 5 to 7 days and eliminates the need for mailing checks.

To receive a direct ACH deposit of claim funds, homeowners can expedite the process by enrolling for an account at InsuranceClaimCheck.com. Through this site, homeowners can upload the check image and provide ACH details. Only non-monitored claim checks under $40,000 qualify for this method of filing claims.

The second feature is a virtual Inspection, which leverages two-way video collaboration to complete property inspections remotely. This option provides a simple, mobile-friendly experience with step-by-step support.

For virtual inspections, claims must amount to $300,000 or less, is not a total loss, there is no contractor dispute, not a specialty category of loss (COL) and the loan is current.

Disaster Recovery Exercise Program for Clients Completed

Cenlar maintains an enterprise-wide Disaster Recovery Exercise Program for resiliency planning and disaster recovery from various scenarios. The annual program speaks to the importance Cenlar places on data protection.

The disaster recovery exercise was conducted with a group of volunteers from our clients on Sunday, Sept. 21.

“We recognize the importance of protecting clients through high performing business resiliency and disaster recovery management,” said Director of Business Resiliency Management Ken Brock. “The plan contains strategies to minimize the effects of a disaster so Cenlar can continue to operate or quickly resume key operations.”

Legislative Change: Maryland House Bill 1018

There has been significant legislative development in the state of Maryland that may impact your loan portfolio, particularly for those who have asset loans.

Effective October 1, 2025, Maryland House Bill 1018 requires that financial institutions include a provision in all conventional home mortgage loans that allows any of the existing borrowers to purchase the property interest of other borrowers where a property is awarded to one party as part of a divorce decree. Please note, the bill’s provisions apply retroactively to any conventional home mortgage loan entered prior to the bill’s effective date.

This legislation directly affects clients with asset loans who have previously provided direction not to permit assumptions. Under this bill, such restrictions may no longer be enforceable in Maryland divorce cases. Financial institutions must disclose the assumption provision in writing to a loan applicant before the completion of the loan application. Lenders must now review and potentially revise their policies to ensure compliance.

  • The key provisions of HB 1018 include the following:
    Mandatory Assumption Clause – financial institutions must allow a borrower to assume the mortgage and purchase the co-borrower’s interest in the property following a divorce, provided the borrower qualifies for the assumption.
  • Scope – this bill applies to conventional home mortgage loans. A conventional home mortgage loan does not include a loan that is insured or guaranteed by the federal government.
    • The provisions of the bill apply only to a conventional home mortgage loan that is not already required by law or regulation by the State or federal government to be assumable in connection with the granting of an absolute divorce.
